2+ ACRES &/or a Project of a Lifetime: Save the 1892 George F. Barber "Easter House" in Cross Anchor. Calling all historic preservationists, architectural purists, and restoration enthusiasts! A Legendary piece of South Carolina's built History: The Easter House (c. 1892), Later owned by the Irby family. Located near the historic Cross Anchor crossroads on a newly subdivided, sprawling 2+ acre lot, this residence is designed by the iconic Victorian pattern-book architect George Franklin Barber (Design No. 36-E). A spectacular, complex fusion of Queen Anne whimsy and Classical Revival proportions, this home is a candidate for full structural resurrection. HISTORIC NOTE: For architectural reference and comparison, look no further than two beautifully preserved, nearly identical examples of this exact Barber design nearby: the William Dixon Fowler House (Pauline, SC) and the Sitgreaves House (Laurens, SC), both proudly listed on the National Register of Historic Places. CONDITION NOTE: The property is in poor, uninhabitable condition and is strictly UNSAFE TO TOUR. A past roof leak caused a partial second-story ceiling collapse into the main reception hall, creating a corresponding hole through to the crawlspace. However, the roof has been patched to halt further damage, and the home's irreplaceable "bones" remain. Much of the original, intricate 1890s woodwork survives, including grand pocket doors and historic framing. Two of the original first-floor mantels remain as blueprints for your restoration. This property is highly eligible for the 25% South Carolina Homeowner Historic Rehabilitation Tax Credit and local property tax freezes (The Bailey Bill). Don't let this Barber masterpiece disappear—bring your architect, your historical contractor, and your passion to save a landmark. Sold strictly AS-IS, exterior viewing only. Lot lines shown are proposed and represent the approximately 2-acre portion of the larger 2.93-acre property. The entire property is also offered for sale under MLS #342209.
